New Town Fringe Land Being Sold Illegally

With the real estate boom in New Town, promoters have started eyeing the vast stretch in the fringe areas of New Town that have tremendous potential for development.

Huge tracts, adjacent to New Town and falling in the panchayat area, are being grabbed by unscrupulous promoters and sold off at exorbitant prices.

Officials of the Housing Infrastructure Development Corporation (Hidco), the implementing agency of New Town, conceded that promoters have grabbed many such plots and illegally sold those off for prices ranging from Rs 10-15 lakh per cottah.

"The land in this fringe area is mostly private land belonging to local farmers and other individuals. Taking the opportunity of lack of monitoring by any government agency, some promoters have already grabbed pieces of land and selling those at steep prices illegally," said an official.

Officials said whereas the price of land in New Town is hovering around Rs 1.60 crore-Rs 1.90 crore per acre, the price of land under Bhangor Rajarhat Area Development Authority's (Brada) jurisdiction now stands at Rs 50,000-60,000 per cottah. However, many of the plots under Brada have already been sold off illegally for Rs 12 lakh to Rs 15 lakh per cottah.

Brada is getting several applications for setting up commercial cum housing projects in Rajarhat and Bhangor. "We are receiving several applications from private companies, who want to set up housing and commercial complexes in the area.

We will go through the applications once all the basic civic infrastructure like roads and sewerlines are ready. We are also framing laws and building rules for all the individuals to follow before they actually come building houses in these areas," said a Brada official.
