Real estate dealer duped of Rs 1 cr with forged recordsBy Unregistered Visitors, Section Real Estate
The owner of a real estate company was duped into paying Rs 1.11 crore for a 31-cottah plot, belonging to the urban development department, at Rajarhat.
Ranjit Naskar, a distant relative of the family that once owned the plot, got the land mutated in his name surreptitiously through the Rajarhat block land revenue officer's (BLRO) office in 2006 though it had been mutated by the department in 2004. Armed with the forged mutation records, Naskar claimed ownership of the plot and sold it to the real estate firm owner, who realised that the land actually belonged to the department only after he had paid the whopping sum. The 31-cottah plot under Rajarhat Municipality was acquired by the state urban development department way back in 1968. The plot belonged to one Naskar family of Kestopur. The department got the land mutated in 2004 from the Rajarhat BLRO. Naskar, meanwhile, got hold of records of the land dating back to pre-Independence days. With these papers, he went to the BLRO office, claiming to be the owner. In 2006, Naskar got the land mutated afresh in his name. Then, with the papers ready, he got in touch with broker Basudeb Ghosh from Kestopur and started scouting for a client to sell off the land soon.
The duped owner of the real estate company, Seaside Real Estate Private Limited, showed interest in the plot. The firm owner also got the land records "searched" at the BLRO office and found nothing amiss.
"The records of the mutation done by the urban development department were missing. The complainant did not find anything wrong and went ahead with the deal," said a police officer. The deal was finally sealed for a whopping Rs 1.11 crore. The complainant paid the entire amount to Naskar and Ghosh. "After taking possession, the complainant was informed by the local people that the land actually belonged to the state urban development department. So he became suspicious and started making inquiries about the land," said an officer. Finally, a further inquiry with the district administration revealed that the land indeed belonged to the urban development department. So, the real estate dealer lodged a complaint with Bhowanipore police station. The anti-rowdy squad of the detective department took up the probe in right earnest. Within days, Naskar and Ghosh were arrested from their homes at Rajarhat and Kestopur. By TOI
